Why Do You Need Professional Property Photography?
You are probably familiar with the expression, "a picture is worth a thousand words", and with regard to the current property market this has never been more valid. The question is - what exactly are your "words" saying about your own property?
Over 80% of all new property sales and rental enquiries are now generated on the internet. There are hundreds of real estate websites, offering tens of thousands of properties. In such a competitive market and in such difficult economic times, it is more vital than ever that your home stands out from the crowd. Unfortunately, the vast majority of property photographs are shockingly bad. Most real estate agents and property rental companies spend just a few minutes photographing a property with a cheap compact camera. These poor quality images are then dumped onto their websites without any editing or cropping
Most images you will see are incorrectly exposed (either too dark or too light), blurred and badly composed. The reasons for this are quite simple - in general, real estate agents lack the necessary equipment, skill and time to do the job properly. The result?. Your chances of selling or renting are immediately reduced due to poor presentation. You wouldn't leave your property dirty and disorganised for a real face-to-face viewing, so why do in effect the same thing with your photographs?
Surveys have proved without doubt that professionally photographed properties generate a higher level of enquiries, and sell for a higher price. This research by an American company graphically demonstrates the difference. We offer our services to real estate agents, property management agents, construction companies, architects, and of course directly to property owners
In addition to the residential housing market, we also offer this service to commercial clients such as hotels, bars, restaurants and offices
You can see a sample of our work and some client testimonials on our Property Gallery
How Do We Work?
When we photograph your property, you will receive a portfolio of high-quality images that can be used on any websites, or in print for flyers, brochures and magazine or newspaper adverts. The actual number of images will vary depending on the size of the property, but typically we provide around 15 images for an apartment or townhouse, and 25-40 images for a villa
We ask that your property is fully prepared before we begin the photography. Our recommendations about what you should do in order to maximise the impact of our images are at the bottom of this page. We spend up to 4 hours photographing a property. Then, a further several hours editing the photographs digitally to enhance them to their fullest effect. We enhance the lighting, the colour and the sharpness to give each image as much impact as possible
By using the latest professional camera equipment and software, we can show all the important details of each room, as well as the all-important view through the window. This particular ability of a professional photographer is virtually justification in itself to hire one, as the outside view is obviously vital when trying to sell or rent a property in a tourist area. If you have ever tried to photograph one of your own rooms, you will be very familiar with the frustrations of not having a wide enough angle lens, and also the problem of over-exposing the outside view so that it looks like a small atom bomb has detonated outside your house!.
A Real Estate Agent's Viewpoint
This video was made by Jennifer Kirby, a successful real estate agent based in the United States. Although some of the terminology is specific to the US real estate market, the advice she offers is universal, and equally applies to rentals as well as sales.
