Professional Photograph Of Same Room
Typical Owner's Photograph
Over 80% of all home sales and rental enquiries are now coming from property websites, and the need to maximise the impact of your images has become vitally important. If you are currently using a property website, or are intending to, your property profile has around 5 seconds to grab someone's attention.
If your property photographs are sub-standard, you are likely to lose a potential enquiry.
We specialise in producing high-impact property images that will transform the appeal of your property and make your property stand out from the crowd.
If you own an apartment, townhouse, villa, guest house or hotel, we can help you.

Producing high-quality property photographs is a specialist skill. The challenges that indoor spaces present mean that it is impossible to make images with impact using a typical compact digital camera, of the type that most estate agents, property management companies and homeowners use. There are three components to producing great property photos – professional camera equipment, professional computer software, and the skill and experience of the photographer.
If you were to arrange a real face-to-face viewing of your property, you would normally prepare it to ensure it looks its absolute best. You wouldn't, for example, want to leave the property dirty and disorganised. And yet that's exactly what you are doing in effect with your online marketing efforts if you utilise poor quality images.
Most images that you see on a typical property website will have some or all of the following problems:

In addition, there are further problems when it comes to trying to capture a typical room in a sunny climate, such as we have in Portugal and Spain. The very bright sunlight means that it is often impossible to show the room space and the exterior view at the same time.
Normally, one has to choose which end of the light spectrum to expose correctly – if the camera exposes correctly for the bright exterior scene then the room itself will be completely underexposed and will look very dark. Conversely, if one exposes for the room, then the exterior view (the garden, the sky, the beach, the ocean, the pool, and so on) will be totally overexposed and will show no detail at all.
To get round this problem we use a variety of computer techniques to produce an image that replicates as accurately as possible what our eyes actually see. In addition, it is vitally important to keep the camera completely level. If not, the result is what we call "converging verticals" – the uncomfortable effect that makes the walls appear to be leaning in, or leaning outwards. To avoid this problem we always use a tripod.
"Hi Neil, I just wanted to say a big thank you for the quality of the photographs that you have taken for our Overseas Homes website. We have let our villa and townhouse out fully in July and August and we could have let them five or six times over. This is no exaggeration as we are still receiving enquiries now for next year. The linking of our Spanish Algarve website to Owners Direct has helped but the real secret of our successful letting has been your photography. Both the townhouse and the villa look fantastic due to the excellent way in which you dressed the rooms and the light that you have achieved in the photographs. Most particularly in the townhouse which presents it at its absolute best. I would just like to repeat my thanks for the work that you have done for us and please do not hesitate to use me as a reference if you have enquiries about your work and the clients require an endorsement." Tom Miller, Beals Overseas Homes, Hampshire UK
"Neil has photographed a number of properties for us and his work is outstanding. As an example of how useful this type of photography can be to firm like ours, Neil shot a townhouse for a client of ours near Lagos that had received relatively few few bookings in the last 2 years. Within two weeks of posting Neil's images on our website we had received enough inquiries to fully book the property for the whole summer." Tony Smith, Hometeam Property Management, Algarve
"Neil, In very little time I have received several rental enquiries and right now I have bookings for several months ahead. This is in great part to your good work" Juan Carlos Vegas Ambelez, Costa Esuri
"Since publishing Neil's pictures on our website, people can visualise being in the apartment, we are booked out for summer 2010 earlier than before and are taking bookings for 2011 now" Andy Pope, Isla Canela
"Neil took internal photographs of our rental property in Spain during the winter 2008/09. The photographs definitely assisted our marketing and thus we secured more rentals as a result." Guy Hirst, Nuevo Portil
"Having reviewed your portfolio and the pictures you produced for our townhouse, I have to say that you have an exceptional talent for taking pictures. Your appreciation of light to enhance a scenario is second to none" Andy Thomas, Costa Esuri
"Neil Marks took photographs of our Town House on Costa Esuri and the difference was remarkable, very professional pictures, very clear – some fantastic shots. The photographs illustrated the house in such a professional way that has made a world of difference to our rental interest and bookings as a result. I would thoroughly recommend that if you are looking to advertise your property then you engage with Neil Mark and ensure that you have your property photographed." Sarah Logan, Costa Esuri
" I'm over joyed with the quality of the photographs and the website produced and designed by Neil. His attention to detail, patience and cooperation is excellent, I received great prompt customer service and I'm still benefiting from his efficient and helpful after sales service. He worked with me and was happy to listen to my ideas, returning on two occasions until we both were happy with the final results (mainly due to the lack of sun). It's extremely important when advertising and essentially selling your holiday home through photographs, that you do so it it's best possible light, Neil has the skill and professionalism to do this. I have had an excellent response to my advertising and have secured many bookings for next year already. Neil's work has contributed significantly to this success, Thank you Neil and I have already recommended your service to other owners." Maria Douglas, Quinta de Barracuda, Albufeira
